The benefits of the proper curb appeal and its translation from your personal visual experience, print ads and the proper on line presence is essential! One can spend a lot of money sprucing up a home only to find that the translation is not captured or presented well once it hits the paper and on line for the world to see. Here are a few helpful hints that might aid you in better picture taking & capturing the look you want on line & otherwise-

  • Remove the window screens and wash the windows; allowing the interior rooms to look bright & open. Keep the window screen (garage/attic) so that the next buyer has the option of using them once the home is sold. In the mean time it will certainly look brighter, nicer & cleaner with out the screens casting shadows in your pictures.
  • Water the mulch/yard;  The darker the mulch the better, when giving your home that fresh update to mature landscaping, I find the darker the mulch, the more your home & its features will pop. Watering the mulch just before taking pictures will also enhance the landscape &  give it that fresh clean look most people are looking for and it will show in the photo.
  • Front walkway enhancements; make sure that the entrance to the home and the pathway that leads to the door is fresh, clear, clean & noticeable. Let the buyers eyes guide them from the path to their new front door! Make sure when  taking the photo’s that you are taking them at multiple angles and then selecting the photo that best captures the entry & pathway to the home.
  • Time of Day; Carefully consider the time of day in which you decide to take pictures.  A mix of some shade with sunshine tends to give the picture greater depth and texture which tends to enhance the photo and curb appeal. Full sun or shade exposure tends to wash the photo out which may not capture your efforts in presenting the best photo of your home.
