The value of your home whether buying or selling is one of the most important pieces of information you can receive by your local Real Estate professional in today’s market. It has always been one of the top questions both sellers & buyers have asked since the beginning of time. Some things don’t change and today that is more true than ever.

Pricing can come from many areas of support in the industry, usually called CMA (Comparative Market Analysis).  A valuable tool when searching an area for a properties value. It allows the Realtor to search for specific areas, neighborhoods, details & specifics that can directly effect the properties value.  Such as; current supply of homes, price ranges of those homes, current days on market and so forth. Pricing correctly can assist in determining whether your home will sell

  • In a more timely fashion
  • Possibly prevent those dreaded pricing discounts
  • Assit when competeing with current inventory already on the market
  • Help with your over all satisfaction with your sales experience

It is important to understand that each one of these points, along with the local experience, and the information of the surrounding markets conditions, can make or break the successfulness of your sales experience. Regardless of what happens on a more aggregate level in the news, or neighboring city reports, they may not specifically address your homes desirability in your area. Remember it is all about your backyard and what is happening in your neck of the woods.

Don’t discount the pricing strategies presented by your Realtor.  Look over their presented materials, CMA  and other supportive information they have gathered for your specific sale.  Whether you are selling or buying, it is our professional obligation to understand the market and relay it to you (whether you agree with what you here or not) it is our job to enable you as clients, to make an informed decision. Start with pricing!
